Preserve and Protect - - -Property Preservation Securing
*Photos are date stamped on all steps and on all assignments!
Securing includes, but is not limited to:
a. Confirmation of vacancy
b. Change lock on exterior rear/secondary door on main dwelling
c. Secure all out buildings and detached garages
d. Evaluate the property for interior and exterior damages
e. Complete all necessary preservation work within the required time frame
f. According to local ordinance/association standards, post service/vendor contact info.
Securing prevents unauthorized entry and protects against weather related damage. Note:
*All exterior doors will be secured
*Broken window-pane (re-glazing) replaced
*In-ground swimming pools secured
*Above ground swimming pools secured
*Hot tubs and spas secured; and
*Pools, hot tubs and spas maintained
The following is a detailed description of the services we offer:
a. Occupancy Inspections - to determine if the property is vacant or abandoned
b. Initial Vacant Property Inspection - when physical possession is taken
c. Vacant Property Inspection - routine
2. Lock Changes (Knob/Pads/Slider/Window locks):
Secure an exterior rear or a secondary door for access on the main dwelling of the vacant property. Secure garage doors, slider locks and window locks. *If slider locks or window locks are broken, repair or replace. Repair garage door if damaged.
Boarding is provided to prevent vandalism. Boarding includes spaces such as: crawl spaces, pet doors, windows, slider doors, garage doors, or any area that gives access to an intruder.
4. Securing Pool/Hot tub/Spa:
Secure all fences and gates leading to pool/hot tub/spa with pad locks. Repair any damaged fencing. Cover pool with boards if below ground and tarp if above ground (if applicable).
5. Lawn Maintenance:
All lawn care will be in compliance with local ordinance/association standards throughout the whole year. Our service to each property includes, but is not limited to:
*In front, back and sides of property, the grass will be cut and all clippings will be removed from sidewalks, driveways and lawns.
*Along the fence lines, foundations, driveways, walkways, and sidewalks edging will be completed on each scheduled cut.
*Without damaging existing flowers or plants, weeds will be trimmed from fence lines, foundation of home, driveways and flowerbeds.
*Leaf removal and incidental debris/trash removal as needed.
*Trim trees, shrubs and vines.
*Snow removal when applicable.
6. Winterization and Re-winterization:
To ensure that no property damage is due to frozen and/or busted pipes winterization is needed. Our winterization includes:
*Shutting the water off at the curb and at the main interior water supply.
*Complete draining of all plumbing/heating systems and system check.
*RV anti-freeze used in all plumbing systems.
*Winterization tags/stickers displayed where applicable (toilets, entry doors, hot water tanks, sinks, etc.).
7. Removal of Debris:
Below is a brief listing of debris/trash that we remove:
*Exterior - raw garbage, perishable items, and non-personal property, such as: fallen tree limbs, exterior refrigerator/freezer, broken or deteriorated furniture and more...
*Interior - raw garbage, perishable debris, and personal property, such as: toiletries, pesticides, gas cans, canned goods, propane tanks, pool chemicals, couches, mattresses, tires, paint thinner, cleaning agents, paint cans, anti-freeze and more...
8. Rehab (Rehabilitation of property - making the property marketable again):
Our rehab services include, but are not limited to:
*repairing of floors
*tarping of roof (Fannie Mae)
*installing or repairing handrails, stairs, doors, etc.
*painting (interior, exterior)
9. Janitorial/Sales Clean:
Our janitorial cleaning consists of, but is not limited to:
*dusting of walls for cobwebs
*wiping out cabinets and closet shelves
*cleaning any remaining appliances such as refrigerators, etc.
*wet wipe cabinets and countertops
*all bathroom fixtures, sinks, counters, toilets, sinks, tubs and showers, cabinets
*windows, sills, mirrors
*sweep, mop, vacuum all floor areas
*unfinished basements and garages broom clean
10. Health and Safety:
The following are important issues that we find to be mandatory for proper health and saftely:
*cleaning refrigerator or stand alone freezer
*capping gas lines
*capping water/sewer lines
*extermination (bees, wasps, rodents, etc.)
11. Apartment Cleaning:
Our detailed apartment cleaning specifications are as follows:
1) pull out stove and clean behind
2) clean stove:
a) pull all knobs and clean behind
b) pull all drip pans; clean
c) clean underneath drip pans
d) clean sides of stove
e) pull storage drawer and clean
f) clean broiler pan (both sides and receptacles)
g) pull oven racks; clean both sides
h) clean oven including door
i) clean hood including underneath, filter and fan area
3) refrigerator and freezer:
a) pull out and clean behind
b) pull out and clean all drawers
c) pull out and clean both sides of racks
d) clean interior completely including dairy compartments
e) clean all rubber seals
f) polish exterior
g) clean ice cube trays/ice buckets
4) pull and wipe clean inside all drawers
5) open and clean all cabinets and tops off
6) clean and polish sink and all chrome
a) clean all spaces behind faucets
b) clean along edge of metal around sink
7) clean all counter tops
8) check and clean out garbage disposal
9) clean dishwasher (if applicable)
10) sweep and mop floor from corner edge to corner edge
1) clean all cabinets including medicine
2) clean all mirrors
3) clean vanity sink and polish
4) clean tub and polish including ceramic tile
5) clean toilet:
a) inside rim
b) base and behind seat
6) clean all doors and closet tracks
7) clean tile
Bedrooms, Living rooms, Dining rooms, Entry way:
Cleaning of all windows, doors, closets, tracks, vents and floors. Removal of all cobwebs and floors vacuumed (corners and edges).
